A superb high standard semi-detached country house situated just outside Roche village, 5 miles from St Austell, Cornwall. Only 10 miles from Newquay. Ideal central position for exploring both coasts. Carlyon Bay lovely beaches just outside St Austell are 7 miles. A spacious house, built in 2003, one of three country houses grouped together and enjoying good views over the surrounding countryside. Roche village has its own Inn (The Rock Inn- with food, beer garden, enterainment), a few shops and takeaways (chinese etc). An attraction are the two donkeys in the adjoining field, the donkeys and field being owned by the owner of the house, who lives in the village. Good size ffront lawn. Longish driveway to house, so a more peaceful setting away from main road traffic. Patio doors lead from the living area onto a decked patio with garden furniture, overlooking a small duckpond and field.

Accommodation

Bedroom 1 has 2 single beds & en-suite bathroom with bath, washbasin and toilet. Bedroom 2 (downstairs) has 1 double bed. The large open plan living area has a T.V. & DVD. In the kitchen area is an electric cooker, microwave, fridge, dishwasher and washing machine. Downstairs shower room with shower, washbasin and toilet.

Non-smoking. Off the road parking adjacent to house for 2 cars. No pets.

Linen inclusive. Throughout the house are wall mounted electric panel heaters- easy to keep warm at all times of the year. Electric coin meter.
